Homebuyer/Pre-Purchase Services Shalom Center assists low- and moderate-income homebuyers in LA & Orange County areas by providing free counseling and training to educate clients about their home purchase options and to alleviate purchase barriers such as poor credit, lack of savings, lack of knowledge about the homebuying process, housing discrimination and predatory lending. Shalom Center also works with clients to complete applications for local homeownership assistance programs.
Prospective homebuyers should schedule a free Pre-Purchase counseling session if they are interested in buying a home and would like to find out their potential price range, as well as what assistance programs may be available to help make their home purchase more affordable. A counselor will review the homebuyer's credit and savings situations and discuss home buying options. Please make sure to bring all required documents to your appointment (Pre-Purchase Counseling document check-list). Clients are encouraged to attend Shalom Center's free Pre-Purchase Orientation training session before scheduling an appointment for pre-purchase counseling.
Homeowner/Post-Purchase Services Shalom Center provides free counseling and training services to help existing low- and moderate-income homeowners maintain their homes and their communities. Shalom Center works with clients to prevent foreclosure, to avoid victimization by predatory lenders, to protect the security of their home investment and to improve the health and safety of their neighborhoods. Budget & Credit Shalom Center's Money Matters workshop teaches participants how to manage their financial resources, how to read a credit report and improve their credit rating; create and maintain a budget; and generate savings. This workshop is beneficial to renters, homebuyers and homeowners alike. Clients are encouraged to schedule an appointment for free budget and credit counseling if they cannot attend one of Shalom Center's regularly scheduled Money Matters workshops (Shalom Center workshop schedule). Service providers, housing industry professionals and other organizations are encouraged to contact Shalom Center if they would like to schedule a free Money Matters workshop for a specific group of clients (Shalom Center contact information).
Clients should schedule a Budget & Credit counseling session if they need help clearing up credit issues, developing a savings plan, budgeting and/or addressing any other financial concerns. Please make sure to brig all required documents to your appointment (Budget & Credit document check-list). Fair Housing
Renters, homebuyers or homeowners should schedule a free appointment to discuss fair housing issues with a Shalom Center counselor if they feel they have been the victim of housing discrimination or would like to talk to a counselor about general fair housing matters.
Crisis Nonprofit organizations specialize in a variety of specific services. Referrals are available through most any agency for care and services ranging from shelters, food banks, legal aid, utility and rent payment assistance. Help may be just a phone call away. Default & Foreclosure Homeowners who are unable to make house payments are typically in some type of financial crisis, many times at no fault of their own. It is very important that homeowners contact their lender during these trying times in order to reach a mutually acceptable solution, and hopefully keep their home. Counseling may be required by the lender to insure that the borrowers learn about options and understand the ramifications of various foreclosure alternatives.
Reverse Equity Conversion Mortgage HECM/RECM's are uniquely for elderly homeowners with significant equity in their homes. Because of the affect on one's estate, this type of mortgage may not be appropriate for all borrowers. It allows elderly owners to borrow a percent of their equity. Monies are paid the homeowner in monthly payments or in a lump sum; presumably to supplement limited incomes, make a large purchase, with no restriction on the use of the money.
